5 Reasons to use a Buyers Agent for New Construction


Why do I need a buyers agent for new construction?

Writing a contract for a new home can be confusing. Each builder uses their own contract, and generally no 2 contracts are alike. When you are building a home, the choices can be overwhelming. Any choices you make are of course, all yours, but an agent can give you another perspective and interject some ideas that may help give you a different perspective. A buyer agent that represents you, will be looking out for your best interests. Using an agent also allows you to have a second party keep an eye on your house and monitor your transaction. Keep in mind that the agent writing the contract is indeed working for the builder. Here are some things that I do for my clients that are interested in building a new home.

1. I accompany you on every major visit with the builder, including contract writing, walk through visits (including pre-drywall and final walk through), home inspections (if requested), and finally closing.*

2. While your home is under construction, I will make a visit to your home at least once a week, sometimes several times a day depending on the current phase of construction. This allows me to catch small issues before they become potentially large issues.

3. I will photograph your home and send you weekly progress reports.

4. I help field questions and work with the builder to resolve your concerns and problems.

5. The best part about buyer representation with a builder is there is no charge to you the buyer. Many people believe that the builder will charge them "extra" for bringing an agent. In reality, most builders have agents fees built right into the existing price. They count on you showing up with an agent from the very beginning.

 

 

 

 

* I make every effort to be at any and all meetings with the builder, however on occasion there may be a scheduling conflict and I may not be able to make your meeting. To date I have made it to 100% of these meetings.
